Luxury and lifestyle homes in Pretoria’s ‘Far East’

Like Dainfern and Silver Lakes, the Mooikloof Equestrian Estate to the south-east of Pretoria is ahead of its time, and the catalyst for the development of a whole new area on the urban edge. 

Situated in The Wilds, this home offers four bedrooms, three bathrooms, four reception areas, a sound-proof home theatre, a modern kitchen, braai area, staff accommodation and a double garage. It is currently on the market for R4.3 million – click here to view.

This is according to Rawson Property Group’s area franchisee, Bradley McComb, who says consistently ranked as one of the top estates in the country, it has set an affluent tone for that whole area, which now also includes Woodhill Golf Estate and The Wilds developments, and has rapidly become home to some of the most expensive real estate in the Tshwane metro. 

He says home prices in and around Mooikloof are now easily comparable with those in Waterkloof, Brooklyn and other well-known and sought-after heritage suburbs in the ‘Old East’ of Pretoria. 

“However, the homes here are newer, and because most are in gated developments, they often have more appeal for buyers seeking low-maintenance, high-security properties in upmarket surroundings.”  

And, he says this desirability has been boosted by the development of the Woodhill and Parkview shopping and entertainment centres nearby, as well as the private Deo Doxa school and Curro Woodhill College. 

According to property data company Lightstone, the average home price in the original Mooikloof estate is now R5.1 million, although McComb says there are properties here priced at well over R15 million.

In The Wilds, which is made up of several separate estates and is being developed in phases, plot-and-plan packages including four bedroom homes are currently being advertised for R4.6 million. The average price of built freehold homes sold and registered in the past 12 months is R3.5 million, while that of sectional title units is R1.5 million. 

And in the Woodhill Golf Estate, according to Lightstone, the average price of freehold homes sold in the past 12 months was around R3.6 million, although many were priced at well over R4 million, and two at more than R6 million, while that of sectional title units was just over R2 million. 

For younger buyers looking for more affordable options in this area, there is the Mooikloof Ridge Estate, and its growing popularity is evident from the fact that more than 300 sectional title properties have been sold and registered here in the past 12 months. More than half (56%) of buyers were under 35, and the average price paid was just over R800 000. 

Even better, McComb says his office currently has two bedroom, one bathroom townhouses for sale in this estate for as little as R575 000, while three bedroom, two bathroom units start at around R1.3 million.

“The estate offers communal sports facilities and a clubhouse, as well as top-notch security, so there is understandably high demand for these units, and strong rental demand too, which makes them a good option for buy-to-let investors who can expect an annual return of around 7% to 8%.”   

Meanwhile sales also continue to fly in the neighbouring suburb of Moreleta Park, which is more established and closer to the centre of Pretoria and has been one of the metro’s ‘hottest’ property nodes for the past few years because of the lifestyle it offers in terms of security and easy access to shops and restaurants, schools, sports and recreation amenities and medical facilities. 

Local shopping centres include Parkview, Olivewood and the Moreleta Park Lifestyle Centre, and nearby schools include several private nursery schools, Constantia Park Laerskool, Elarduspark Laerskool, Garsfontein Hoërskool, The Glen High School and the private Curro College at Woodhill. 

Moreleta Park also has its own private hospital, and the beautiful Moreleta Kloof Nature Reserve, which offers residents the opportunity to go hiking and birding in a pristine natural environment right on their doorstep. There are also three golf courses in the area, and a Virgin Active gym in the Parkview centre, as well as many restaurants spread throughout the suburb.

According to Lightstone, about 54% of the housing stock in this area consists of sectional title townhouses, and more than 350 of these have been sold and transferred in the past 12 months, at an average price of R1.1 million. 

A further 26% of homes here are situated in gated estates, and more than 250 of these have been sold in the past year at an average price of R2 million. 

Currently on the market are two bedroom, two bathroom townhouses available in Moreleta Park at prices from around R780 000, and three bedroom, two bathroom townhouses at prices from around R980 000. 

For those who work in the Pretoria CBD, Centurion, Johannesburg or the East Rand and would thus like even quicker access to the freeway network, it also has properties available in the neighbouring suburb of Elarduspark, which is located at the intersection of the N1 and R21 arterials. 

Local Rawson Property Group franchisee, Schalk Burger, says this area is well-established and quiet, and offers residents excellent infrastructure, good schools and affordable properties. He says they are experiencing high demand currently in the R900 000 to R2 million range and there is a shortage of stock for sale. However, they have a few two bedroom townhouses available at prices from around R970 000. 

According to Lightstone, 55% of the housing stock in Elarduspark consists of sectional title townhouses and apartments, and the current average price of these units is R800 000, while that of the freehold homes in the area is just under R1.4 million.
