Louis Luyt's Ballito Manor 40% up

Ballito Manor, possibly the most luxurious beachfront development in Ballito, is seeing units sell at 40% more than they were a year ago as investors scramble to get a piece of Ballito's beachfront before prices become too exorbitant.

John Phillips of Lew Geffen Sotheby's International Realty, Ballito, who have secured three resale sole mandates, ranging from R3.95 million to R8.5 million in price, says Ballito Manor is a 'landmark', comparing favourably with the best on offer anywhere else along the Kwa-Zulu Natal and South African coast.

"The land belonging to the Luyt Family, is the last remaining site available for property development in Ballito, a village which has transformed from a shabby seaside hamlet into a chic holiday destination and up-market residential suburb of Plett-esque proportions."

According to Phillips, 15% of investor at Ballito Manor and 85% hail from the rest of the country. Thirty percent are locals, many of who relocate here and commute into town if need be, and ten percent hail from other parts of South Africa and the world.

"The Natal coast, in comparison to Cape Town's Atlantic Seaboard and the Garden Route, remains lower profile with foreign investors, although we are receiving slightly more enquiries from our foreign network for beach front properties in the area.

"Among our sole mandates in the development is a luxurious top floor, 3 bedroomed penthouse of 236 square metres, on the market for R7.932 million. All units are fully air-conditioned with exceptional fittings and finishes. The development boasts 24 hour new-age security, covered parking, direct swimming beach access, landscaped gardens and swimming pool."

Residential occupation at Ballito Manor is set for the end of May.
