Location, views and luxury at Baviaanskloof Estate

For those looking for an exclusive and secure lifestyle topped with stunning sea and mountain views, the small, private Baviaanskloof Estate located in the exclusive suburb of Scott Estate in Hout Bay is an ideal choice.

This is according to Seeff agent, Ingred Blicher Hansen, who says the estate of just over 3ha is home to only 27 exclusive properties with plot sizes of around 1 000sqm.

It is fully secured with controlled access and a 24-hour guard. Its elevated position against the mountain slopes means that residents enjoy stunning views and especially beautiful sunsets, says the agent.

A country path leads past the historic Hout Bay Manor Hotel to the estate, which is within walking distance of the beach, shops and Chapmanā€™s Peak Drive. The estate also offers access to various mountain paths and waterfalls.

Demand for property in Scott Estate is always strong, to the extent that sales in the suburb rose over the last year both in terms of units sold and rand value, by 31% and 48% respectively.

According to the latest Lightstone data, 63 property transactions to the total value of almost R173 million were recorded for last year, compared to 48 transactions worth just under R117 million in the preceding period.

In the Baviaanskloof Estate itself, prices of vacant land now sit at around R3 million for around 1 000sqm, while built homes sell for upwards of R7 million for a 300sqm home with three bedrooms, to around R10.5 million, says Blicher Hansen.

That the suburb is an excellent investment which is clearly evident from the 40% value growth experienced over the last five years, he says. It is also popular with renters, with homes in the Baviaanskloof Estate fetching rental rates of up to R40 000 per month.
