The WFA (work from anywhere) trend has seen a property boom in the beautiful resort town of Hartbeespoort, renowned for its fabulous lifestyle with waterfront homes and luxury security estates homes.
Donna Nass, Seeff licensee for the area, says the town is a gem for Gauteng buyers, but also attracts some foreign buyers looking for an inland home to enjoy the beautiful South African countryside.
The market picked up considerably over the last year with turnover at the highest level ever. Lightstone shows 941 transactions for 2021, some 52% higher than the prior year and about 56% up on the annual average turnover of the last ten years.
While home to a local permanent resident population, it is a popular weekend and holiday getaway. It is a great WFH or WFA base and an easy commute to Pretoria in under an hour and Johannesburg in just over an hour. Just 30-minutes from Lanseria Airport, says Nass.
She says while there is a great choice of sectional title properties both within and outside of estates, the majority of properties are freehold with those located in secure estates making up about 60% of all freehold market stock.
“The highest volume of activity is in the R800 000 to R1.5 million-plus range for sectional title property and freehold estate homes in the R2 million to R4 million range. There was also a number of sales above R5 million ranging to about R9 million for top-end luxury homes in estates such as Xanadu, The Island Estate and Estate d’Afrique.
The town is renowned for the Hartbeespoort Dam and Crocodile River with its white water rapids. Other attractions include the Aerial Cableway, Miracle Waters, the Ann van Dyk big-cat sanctuary and beautiful natural surroundings.
“The town offers a great outdoor lifestyle with good security and great outdoor scenic views of the surrounding Magaliesberg Mountains. Residents and visitors can enjoy a wonderful water-sport lifestyle with yachting and boating, river rafting as well as outdoor mountain biking, cycling and hiking, she says further.
There are excellent amenities including a wide choice of restaurants and eateries, shopping such as The Village Shopping Centre as well as access to primary and secondary schools in the area. The town of Brits is about half an hour away and Sun City is about a 90-minute drive.
There are currently *398 new property listings in Hartbeespoort market, according to Property24 Trends Data, with the average sale price for the area being R1.7 million. The average sale price per erf for 2020 was about R1.2 million, while Section Scheme Units average sale price for the same period is R1 million.
The latest residential listings on Property24 show that three-bedroom homes are most widely available, at an average list price of R2 292 500. Sellers in the area fall within the 65-years-or older (39%), while 44% of buyers also fall within 36-49 years age group.

Although great for older buyers, Nass says since the onset of the pandemic, there appears to be a shift towards younger buyers under 35-years who now comprise about 26% of purchasing over the last year. A further 50% of buyers are in the 35-year to 50-year age group.
Current stock on the market includes vacant land priced from around R400 000. Apartments are available from R780 000 and houses from around R1.7 million. Luxury homes in the gated estates range from around R2.2 million to R19 million to R22 million range for spectacular luxury homes in estates such as Birdwood, The Islands and Westlake Country and Safari Estate.
These super-luxury homes range from around 800sqm to a 1 000sqm for a waterfront home in K’shane Estate with six bedroom suites, grand living and entertainment areas and 200m of waterfront with a private jetty, priced at R14.8 million. There is also a 1 300sqm super luxury home in the Birdwood Estate with interesting architectural features such as rounded corners and art nooks, six bedrooms, a private cinema, gymnasium, multi-car garaging and much more, priced at R21.4 million.
