Langeberg Ridge draws young couples

Young couples seeking affordable homes close to high quality schools are driving demand for property in the Cape Town suburbs of Langeberg Ridge and Langeberg Heights. The suburbs lie on the eastern edge of Durbanville, with easy access to the N1 highway via Okavango Road.

Pam Golding Properties (PGP) reports that accessibility is another major selling point for the area, as well as its proximity to the Cape Gate shopping area and several leading schools.

Entry level pricing in the suburbs starts from around R650 000 for a two bedroom apartment, while an average three bedroom home will cost around R1.4 million. Top end properties in this area can fetch up to R2.5 million. Plot sizes are typically between 500 square metres and 800 square metres, and there is still some vacant land available, at around R475 000 for a 500 square metre freehold plot, or R849 000 for a 500 square metre plot in a secure estate. Prices have shown minor increases in Langeberg Heights over the period 2012-2013, while Langeberg Ridge has shown substantial price growth of 16 percent (source - Lightstone).

“More than half of the residents of these two suburbs are aged 18 to 35, say PGP agents Peta Bodley and Basil Klavas, while a further 30 percent are aged 36 to 49. Most buyers are either young couples or young families who are buying their first home or else upgrading from a flat to a small house. Currently the highest demand is for two to three bedroom freehold homes.

Langeberg Ridge has around 750 homes of which the majority are freestanding houses and about six percent sectional title townhouses, while Langeberg Heights has close to 400 properties, of which around 77 percent are freehold homes and the balance sectional title townhouses and apartments.” (Source - Lightstone)

The agents add that there are a number of private crèches and playgroups in the suburbs, as well as options for older children within the near vicinity, including a Curro private school (primary and high), Monument Park High School, and Aristea Primary School. “These are high quality schools offering dual medium education,” say Bodley and Klavas.

Other amenities close at hand include the enormous Cape Gate shopping centre, just one kilometre away, and the smaller convenience oriented Langeberg Ridge Shopping Centre. Expert medical care is available at the Medicross Langeberg and Vredekloof hospitals.

Among the new developments in the area is Zandwijk Estate, a secure estate comprising 54 free title duplexes and 10 free title townhouses, all offering three bedrooms. The properties are selling off-plan and only 12 duplex units are still available. Prices range between R1.145 million and R1.395 million, inclusive of VAT and with no transfer duties applicable.
