Langebaan estate sells 55% off plan

01 Sep 2006
Langebaan has been seeing superb growth over the last two years, with great movement in the market and an upsurge in new developments. The sale of more than half of the villas available at one of its developments is a testament to this.

Sixty of the villas available at Villa Diamante, a new secure estate in Langebaan with a total of 108 villas, have sold off-plan within 4 weeks and prior to public launch.

Says Heinrich Koorts, Seeff West Coast Licensee: "This development has proved to be extremely popular among investment buyers, people looking for a second property for holiday purposes, and also older folk that want to settle in this idyllic town. The lock-up and go concept together with the fact that you can rarely find property offering this kind of high-level finishes for under R1m are the main factors contributing to the fantastic sales that we have experienced so far."

The development is central to all the local amenities, beaches and Gary Player golf course of Langebaan. The villas have either two or three bedrooms, and pricing starts at R699k, including VAT (transfer duty). They feature imported designer finishes, come with oven, hob and extractor fan, and all have private gardens with built-in braais.

Explains Seeff West Coast agent Jaco Conradie: "The units sell on a plot and plan basis and are all own title, i.e. each property has its own plot and there are no sectional title fees involved. However, a Home Owners Association will be formed, and each owner will form part of it."

"This is a rare opportunity to marry an exquisite living space with a rural lifestyle on the sought-after West Coast. Langebaan lagoon is the jewel of the West Coast and Langebaan itself has all the necessary amenities and many added attractions, including national reserves and recreational activities for children. There is also the Mykonos Resort and Casino close by. It is small wonder that we have seen such incredible interest in the area in general, and in this reasonably priced secure lock-up and go development in particular." Koorts adds

Koorts' has introduced a novel marketing campaign, whereby people buying or selling a property with Seeff West Coast until 30 November this year stand to win a diamond valued at R200k.

The terms of the competition may be viewed at www.winadiamond.co.za. The draw is to take place on 1 December 2006.
