The village of
Hilton, near
Pietermaritzburg and
Howick in the
KwaZulu-Natal Midlands, is increasingly popular among upcountry buyers from
Gauteng due to its country lifestyle.
"An area within greater Hilton which is attracting increasing attention is
Birnamwood, 5km north of Hilton and 12km from Pietermaritzburg, which is essentially a smallholding area with approximately 25 small farms and three developments all easily accessible from the N3," says Maureen Rowlands, agent for Pam Golding Properties' (PGP) Hilton office.
Set on sites of approximately 2,000sqm, the Little Fields development's freehold 393 and 348sqm houses are open-plan and double-storey and buyers can choose from either three-bedroom, two-bathroom or four-bedroom, three-bathroom homes. These homes are priced from R3,35m.
"In addition to upcountry buyers, the Birnamwood area is also very appealing to local purchasers, some relocating from rapidly growing areas such as
Hillcrest. The other group of buyers are retirees and interestingly we have seen a number of expatriates moving in, who have returned to
South Africa, and they tend to prefer homes within complexes," says Rowland.
"Generally, however, we find that sellers are taking longer to reach their decisions and as they have a wider selection of properties this year, they are able to make very informed comparisons before making an offer. We also find that the more expensive properties, those above R2m, are in greater demand," adds Rowlands.
