KZN estate for eco-conscious living

Situated in Mtunzini, Zini River Estate is a residential estate focusing on environmental rehabilitation and eco-conscious living.

Half of the estate has been set aside for conservation, and the balance of the former sugar cane farm will consist of large serviced residential stands, ranging in size from 1400sq m to 4000sq m, currently in the second phase of development.

The stands are larger in comparison to other developments on the KwaZulu-Natal North Coast in an effort to maintain the ecological integrity of the estate as well as the town of Mtunzini, which was declared a conservancy in 1995. The town itself cannot be further commercially developed.

Mtunzini's eco-system consists of swamp, coastal dune forest, mangroves and open grassland, attracting over 300 bird species including the palmnut vulture, South Africa's rarest bird of prey, which is only found in Mtunzini and Kosi Bay. The estate itself consists of hills, wetlands and river plain. It is bordered by the Umlalazi Lagoon and the Mtunzini Golf Club.

Zini River Estate is already becoming a haven for birdwatchers and outdoor enthusiasts alike, as the protected wetlands have flourished and have become an ideal natural habitat for the abundance of birdlife in the area. Other outdoor activities possible at Zini River Estate include mountain biking, hiking, fishing and canoeing along 15km of river frontage in the estate.

Mtunzini and the surrounding areas also offer many other recreational activities including golf, bowls, beach and ski-boat fishing, water skiing, jet skiing and swimming.

The town has numerous restaurants, a national supermarket and other shops. A primary school is located in the village. There are private secondary schools at Felixton and Grantley close to Mtunzini, and several day care centres, primary and high schools in Empangeni and Richard's Bay.

Phase one is almost completely sold out, and 52 stands have been launched in phase two. The stands in phase two border the Mtunzini Golf Course and all second phase purchasers will be required to sign a pre-determined platform and building constraint schedule so that sea and lagoon views are preserved for all stands.

The land is level, offering easy access for building, and the infrastructure is already completed. The average size of the stands is over 2000sq m, with ten of the available 52 stands in excess of 3000sq m in size.

Stands are priced from R320k to R900k. In addition, 75 medium density units will be launched shortly at Iliza Bay within the estate.
