KZN estate all but sold out

A 197-unit, 42 hectare semi-rural country estate in Durban's Hillcrest is now all but sold out.

Launched in 2005, Langford Country Estate provided buyers with serviced plots on average 1,200sq m in size on which buyers have had to build in strict conformity to a modern Georgian style, says Paul Mulder, Inframax Developments' KZN manager.

The project has provided a range of communal facilities, including a swimming pool, cricket nets, a soccer pitch, tennis courts, a basketball court and a clubhouse - all protected by some 5km of electrified palisade fencing and walling (which is now being upgraded by a second row of electrified fencing and ground disturbance detectors to prevent undermining of the fences) and 24 hour access control and patrols.

In the final (seventh) phase, the last 16 erven will be developed on a plot and plan package basis. The homes can be double or single storey.

"Design changes are permitted, but once these have been finalised the buyer knows exactly what he will pay. The lead time is also greatly reduced since most of the upfront design, planning and costing have been done."

Depending on which finishes and extras are specified, the package price varies between R3m and R5m – or more.
