The property market in Amanzimtoti has got off to a flying start this year and agents are being run off their feet trying to find stock to meet the demand in this thriving town on the KwaZulu-Natal South Coast.
This is according to Michelle Dunnett, of Harcourts Sapphire Coast, who says while the holiday season was quiet as people enjoyed their summer break, the new year has seen sales activity soar.
“The Warner Beach area is particularly popular with buyers at the moment due to its recent facelift, and much of the paving has been upgraded. It is also a surfing hotspot, and we’ve seen an increase in the number of trendy shops and cafes opening in this area recently.”
Dunnett says situated between Kingsburgh and Amanzimtoti Proper, Warner Beach has shark-protected beaches that are patrolled by lifeguards during all school holidays and a popular tidal pool, but is best-known for its perfect surfing conditions.
It also boasts one of the oldest schools in the area, Warner Beach Preparatory, which was established in 1909 and has an excellent academic, sporting and cultural record.
“All of this makes it a highly desirable area, especially since it is only 30 minutes’ drive from central Durban, and an increasing number of families want to live in this area permanently rather than just come for holidays.”
She says they are now having a problem finding stock in the lower price ranges, which is where demand is highest.
“Athlone Park, an upmarket northern suburb of Amanzimtoti situated only 22km from Durban, is another area attracting massive buyer attention currently.”
Buyers in this area are upgrading from Isipingo to Athlone Park in droves and a show house for a property in the ‘sweet spot’ just under R1 million here recently attracted 17 potential buyers in an hour, she says.
Dunnett says meanwhile Amanzimtoti Proper has experienced a surge in cash purchases as buyers battle it out for the properties on offer, particularly those priced at less than R400 000.
There are still a few two bedroom apartments available now at prices from around R630 000, and some two bedroom townhouses priced at around R800 000, while large three bedroom beachfront apartments cost around R1.2 million to R1.6 million, she says.
“In the suburbs, three bedroom freehold houses start at around R1.2 million and larger seafront homes are available at prices from R2 million to R12 million.”
