Kimberley golf estate selling well

Sales are progressing well at the 124ha Magersfontein Memorial Golf Estate adjacent to the historic Magersfontein battlefield and Modder River and just 20 minutes from Kimberley in the Northern Cape, reports Ben de Wet, manager for Pam Golding Properties Kimberley office. The first phase comprising 88 erven are sold out and 27 plots are sold in phase two which consists of 162 plots.

"This development has met with a very positive response among local buyers, who comprise 80 percent of the sales to date, with the balance of purchasers from the Free State, elsewhere in the Northern Cape and Gauteng – and two overseas buyers. The bulk of purchasers are buying for permanent residence," says de Wet.

"Only 12 percent of the total development is dedicated to housing – a total of 250 erven – the rest being open space, golf course, vineyards, orchards and parklands. The first golfing estate in the Northern Cape, the development is creating numerous opportunities for employment and skills transference, including that for builders and artisans, staff for the lodge and golf course, security staff and domestic workers. The estate offers game viewing and fishing, while stabling, tennis and squash courts, gym and a spa will also be available on the estate."

Stands are priced between R267 000 and R1.44 million with an average plot size of 1000sqm. There are also a few completed houses for sale priced from R1.3-R3.2 million. To date some 32 houses are already completed, constructed with 30 percent sandstone in accordance with the architectural guidelines.

PGP are also marketing a 600-erven golf and leisure estate, Camelot, which is set on 65 hectares just 8km from Kimberley CBD. Launched in four phases, stands range from 500-2000sqm in size and are priced from R180 000 to R2.1 million. The estate also makes provision for a retirement village, shops, daycare centre, churches, townhouse complexes, hotel, jogging tracks, bowling green, tennis courts, crèche, nursery, guesthouse and parks.

Located on the N12 highway from Johannesburg to Cape Town, Kimberley draws numerous tourists to the Big Hole and museums, while in winter hunters visit the abundance of game farms in the area. De Wet says farms are in high demand, particularly game and cattle farms. "These are snapped up as soon as available. Farm land prices range from R4000 to R7000 per hectare while irrigated farms are between R18 000 and R20 000 per hectare.

He adds: "The demand for housing in the Kimberley area is mainly for homes priced between R400 000 and R700 000. Entry level prices are approximately R430 000 for a 70sqm two bedroom flat and R450 000 for a three bedroom, one bathroom home with single garage. In the middle market one would pay around R800 000 for a three bedroom, two bathroom home with double garage and at the top end of the market a four bedroom, two bathroom home with double garage, swimming pool and lapa would fetch approximately R2 million." To cater for the tourism market PGP are currently marketing B&B's priced between R2.5- and R10 million.

De Wet says the demand for homes in the area will increase as hundreds of new jobs are being created through a new psychiatric hospital, new prison and the nearly completed Northern Cape Mall.
