Nationally property stock is tight, but in Cape Town’s Northern Suburb of Eersteriver, there is stock available, breaking the current trend of a sellers’ market.
This is according to Charlton De Kock, manager of the newly opened Jawitz Properties Eersteriver branch, who says there is healthy activity and a good balance of stock in this area.
”We saw this as a good opportunity to expand into this area, particularly from the perspective of bringing professionalism into this market.” says De Kock.
“There is a service-orientated gap when it comes to supplying quality, trustworthy real estate services to the people of Eersteriver.”
He says there is a real community feel in this area. “Some people live here for all their lives, resulting in families buying more property to be closer to their older loved ones, while others use Eersteriver as the perfect first foot onto the property ladder, migrating to Kuilsriver over time,” he says.
Entry-level prices are as affordable as R400 000 which buys a basic two bedroom home. “It’s a good starter home for small families and singles. The more average price of R650 000 will buy a three bedroom family home with one and a half bathrooms and a single garage,” he says.
“The top of the market is around R895 000, buying four bedrooms, a double garage, a modern kitchen and a swimming pool.
De Kock says as many homeowners have lived in this area for a while, they owe next to nothing on their home loans, so if they do sell they end up having a substantial down payment for their next home.
Eersteriver provides excellent investment opportunities, as there is plenty rental demand too.
There are good schools, sports facilities and everyday amenities. Eersteriver is also quite central. Stellenbosch and Somerset West are not far away, nor is the airport.
“There is easy access to Baden Powell Drive, which quickly links to the N2 highway, and in the other direction you can find yourself on Strand beach after a 15 to 20 minute drive,” he says.
Not to forget, Spier wine farm just another 15 minute commute in the opposite direction, or easy access to the R44 where bustling Saturday and Sunday markets and more wine farms can be enjoyed.
