The property market in Kuils River in the Western Cape is booming, with huge demand from first-time home buyers and young families especially, putting serious pressure on stock levels.
This is according to Ferdi Abrahams, owner of Harcourts Prosperity, who says Kuils River’s unique country ambience, coupled with the affordability of its homes, is particularly attractive to such buyers in the context of the much higher prices in most other towns close to Cape Town.
Abrahams says although there are now major stock shortages in the most sought-after suburbs, including Jakarandas and Haasendal, they are able to get families into their dream homes on stands of between 500sqm and 750sqm for less than R1.6 million, in areas where pre-owned homes generally range from R1.9 million to about R3.9 million and are out of the reach for most young couples.
For those looking for even more affordable options, there are townhouses available for around R900 000 in Mikro Park, and new homes at prices from around R630 000 in the Colombard Village development in nearby Eersterivier. Career singles can also find flats in Kuils River for as little as R390 000 to around R450 000, he says.
Other attractions in the area include excellent schools and proximity to the Cape Winelands, Blouberg beaches and Stellenbosch University. The international airport is also only 15 minutes’ drive away, and the Zevenwacht Estate is on the doorstep.
"In addition, there are few enclosed gardens, and if there are fences, they are low, ensuring an open, friendly atmosphere where young families can bond and interact with each other.”
Children can still roam freely, and are safe walking back from school, says Abrahams. Houses are freehold, open and help to maintain a real community spirit where people still know their neighbours.
He says exceptional value can also be found in the more established suburbs, which are favoured by older families looking for larger stands and are prepared to renovate outdated kitchens and bathrooms.
In Amandelsig and Amandelrug, for example, freehold family homes on stands of around 800sqm sell for around R1.75 million, and average prices are even lower in Soneike, from R1.5 million, R1.3 million in Silver Oaks and R980 000 in Mabille Park.
