Holdings in demand in the Cradle

Holdings in the semi-rural regions of the Cradle of Humankind are in high demand.

So says André van Niekerk, manager of the new Aida franchise in the area, who adds that prices of smallholdings in the Cradle range between R800k and R12m for units of between 1 and 5ha while prices of larger holdings and small farms range from R900k to R10m. “Luxury modern homes on properties ranging from 2 tot 5ha are available in the Oak Tree, Steynsvlei and Muldersdrift agricultural holdings.

“Efficient, sustainable smallholdings, that provide excellent value for money and a small-farming lifestyle, are available in the Tarlton area. Holdings surrounding the Krugersdorp Game Reserve are just 10 minutes’ drive from the centre of the small town.”

“The Cradle has property listings to suit most tastes, from a historical landmark property in Maloney’s Eye on 400ha of prime Highveld land at R15m, to the affordable and secure townhouse and cluster developments in Pine Haven Estate.”

“Townhouse and cluster units in residential estates such as Pine Haven sell from R600 000 to R1,5m while full-title units are available at prices of between R1,5m and R4,5m.”

Antoinette du Plessis, agent for Seeff in the Muldersdrift area, says there’s been a spike in sales and interest during March and April. “Freehold properties between R1,6m and R3m are moving briskly while sectional title properties in Pine Haven between R800k and R1,3m are also high in demand.”

She says there are mainly three kinds of buyers in the area: investors, families and people who are transferred from other parts of the country. “Prices in Muldersdrift and especially in Pine Haven are still quite low, but there is definitely growth occurring.

“Sellers are also getting their properties sold more readily now due to the interest rate cuts and improved bank financing. We’ve even seen some cash offers coming through in March and April.”

Guest houses, lodges, resorts and boutique hotels are selling at prices of between R2m and R25m and stands of between 1000 and 1500sqm with luxury homes in eco and wildlife estates at Kromdraai from about R2m. - Eugene Brink
