The property market in Hilton, KwaZulu-Natal, is on the up-and-up at the moment, with the average house price having risen by some R350 000 in the past five years, and several new commercial developments on the cards.
This is according to Andrew Line, owner of the Harcourts Hilton franchise, who says this has always been a desirable village with a lovely climate and superb schools, but at the moment they are definitely in a growth phase.
“More than 15 000sqm of office space in the village has been let recently, a new hospital is about to open its doors and zoning is in place for a new 30 000sqm shopping mall, for which we are seeking a developer.”
There are also plans for a new 35 000sqm business park, where business owners will be permitted to manufacture products and have a retail outlet on the same premises, he says.
“Our town planners have, however, been very careful to preserve the special village atmosphere of Hilton and strictly enforce the height restriction of a maximum of two stories above ground level. Any structures along the main road are also required to look like residences.”
Meanwhile, education in the top schools in Hilton and surrounds continues to be sought after, and Line says as the village has grown, an increasing number of families have been relocating here permanently from other parts of the country.
“It’s a short flight from nearby Pietermaritzburg to Johannesburg, and we have quite a large number of weekly commuters now.”
Home prices in Hilton start at around R900 000, and demand is high all the way up to around R2 million, with correctly-priced properties generally being sold within four weeks, he says.
“And the trend is definitely towards security estates, as evidenced by the speed at which we sold out the first phase of The Gates, a new development bordering the famous Hilton College,” says Line.
“Similarly, the Garlington Country Estate development attracted buyers from across SA and prices here are now reaching R15 000 per square metre, which compares to some of the top estates in the country.”
