Grassy Park apartments in Cape Town's Southern Suburbs from R659k

Asrin Property Developers have broken ground and construction has begun at their 98-unit Cedar Place development in Grassy Park, with handovers expected to begin on 31 October 2018.

Cedar Place units have been taken up faster than expected. Since the release of this development to the market in May, 80% of the units have been sold, and Asrin anticipate that the remainder will be sold soon, says Asrin’s project manager Ali Mohamed.

The quick take-up could be due to a huge demand for reasonably-priced homes in the Southern Suburbs, and the fact that this development is very centrally located, he said.

Cedar Place is sited on Fifth Avenue, Grassy Park, which benefits from being on a public transport route and has numerous retail stores within easy walking distance. It is also within close proximity to good schools and a medical centre, and is a five-minute drive from major retail chain stores.

There is direct access from Fifth Avenue to the M5 highway, which will make commuting to Cape Town’s CBD fairly easy, but this area is also well located for those who work further south as they will drive against the traffic flow in peak times.

The apartments still available are two bedroom, one bathroom units priced from R659 000, including VAT and transfer fees.

Mohamed says all the units in Cedar Place have superior finishes, which is usually unheard of in this price bracket, with granite countertops, ceramic tiles and laminated wood flooring, stainless steel ovens, hobs and extractor hoods, and anodised aluminium windows and sliding doors.

Units will have solar panel water heating, which will help in keeping residents’ electricity bills low. In addition, all apartments are Wi-Fi and DStv enabled, which is slowly becoming the norm as demand for these facilities is high.

The complex will have a refuse room, laundry drying yards, perimeter electric fencing and paved and landscaped open areas. There will be a guardhouse and the development will be made as secure as possible with full access control at the entrance and exit.

Parking has been allocated at one bay per unit in the complex, as well as there being ample visitors’ bays, which is a huge plus – many sectional title schemes charge extra for these or rent them to occupants.
