According to Nirvan Bhudai franchisee, Rawson Kyalami Central Rentals, areas like Midrand and Kyalami are prime locations on the south western border of Johannesburg.
You can find bachelor to one or two bedroom apartments for rent, starting from R6,500 to R12,500 per month in Midrand and R10,500 to R25,000 per month in Kyalami Central.

He goes on to say that these suburbs offer a complete and secure lifestyle package with lock-up-and-go convenience which is hugely appealing to today’s busy families and professionals. There are lifestyle estates that are drawing young professionals and young families to either rent or buy.
"This shift in tenant demand is being driven by a number of factors, including rising interest rates, political uncertainty, and the increasing popularity of remote work. As a result, landlords who want to attract tenants in KwaZulu-Natal need to be prepared to offer properties that meet these changing needs," says Bhudai.
Meanwhile, tenants in Kwa-Zulu Natal are willing to pay higher rental prices for properties that offer two- to three-year leases. According to Lara Hamilton Potts of Local Real Estate Midlands this is because tenants are looking for stability and security.

Potts says the rental contracts she has signed in the last couple of months have been for high end properties where people are not shy to pay these higher rentals but will negotiate as they want a 2-to-3-year rental. "It appears as if they are waiting to see how the interest rates and the political situation is going to play out before they commit to purchasing," she says.
Her colleague, Lauren Vallee from Local Real Estate Ballito has been doing rentals in the larger gated estate for over two and a half years, focusing predominantly on Brettenwood Estate and Simbithi Eco Estate, and says: “During the past three months I have definitely noticed a difference whereby potential tenants are looking for value across the board, but in different ways depending on what their price bracket is.

"Trends that I have noticed include wanting homes with separate offices on-site so that they can move away from paying additional rental for office space and another noticeable change, which was occurring during the pandemic where people wanted houses with gardens is a return to townhouses within secure estates, which include garden service, and sometimes a communal pool.

"This is also driven by economics wanting an all-in cost for garden and pool service or a preferred use of communal garden or pool facilities so there is no additional cost on the rental price. Ian Naidu has been operating in Zimbali Estate, a high-end property destination, for well over 16 years and says, "Zimbali has always been an attractive option for families looking to rent before committing to a purchase. The coastal lifestyle, together with the secure environment Zimbali offers, makes it an easy choice for discerning clients. Besides Corporate Rentals, which this estate is popular for, I have also seen a preference towards sectional title properties, because the maintenance aspect (and costs thereof) is lessened for the tenant since the freehold homes incur additional garden/pool costs for the tenant"

With 13 years of experience in the rental market Kirsty Hodgson, Rental Property Manager at Local Real Estate, also offers her insights. “From what I have seen, it is what we call "a tenant’s market", with supply quite high, and the way the economy is at the moment tenants are negotiating harder on rental amounts on initial contracts and on the renewal increases. We are seeing an average of 5% increases, where previously more in the region of 6-8%. Rising interest rates have also driven more consumers to rent instead of buy for now."
"We have also seen a rise in the movement of tenants, with a lot of cancellations, driven by tenants moving to more affordable accommodation or moving for better work opportunities."
"There has been an influx of people moving from JHB and the lower to middle end (3 bed / pet friendly / freestanding home with a bit of a garden is very popular."
