Aucor Property has confirmed that 14 industrial properties will come under the hammer on 12 March at the Hyatt Regency Hotel in Rosebank, Johannesburg.
Mark Kleynhans from Aucor Property says this follows a successful February auction, which translated into a 63 percent confirmation rate in the two weeks since the auction. Mark Kleynhans from Aucor Property comments, “As we start to gain momentum into 2013 we as a team are very pleased with the positive results from our February auction.”
He says although it was a smaller auction event in terms of the number of lots we took to the floor, we sold the bulk of the industrial portfolio and are seeing an increased demand from the market for quality industrial stock that is well located in established industrial nodes.
The March auction has a variety of industrial offerings that will appeal to a host of investors, manufacturers and developers, according to Kleynhans.
Some of the properties include Eclipse West located at the corner of 2 Lincoln and Industry Roads in Benoni South Ext and established industrial hub.
The facility was closed in 2010 and housed a foundry which produced metal castings.
John Hislop, broker at Aucor, says the property measures 35 184 square metres featuring 19 buildings with facilities that range from a 17 square metre sub-station building to the main large steel factory which measures 11 424 square metres and has good height.
The remaining buildings on the property offer a combination of single and double storey office buildings, double volume warehousing space, several change rooms and ablution facilities and a clinic.
It also has large power supply that would suit any manufacturing operation and ample parking and covered areas catering to a large number of vehicles and has a discontinued rail siding.
Eclipse West is zoned for Industrial 2 - special industrial and will appeal to a tenant or owner operator seeking a large manufacturing or storage space.
There is also the opportunity to invest in the property and convert it into a multi tenanted industrial property, he says.
In Johannesburg, there is a property located at 162 Main Reef Road just off the Rueven Road/Benrose offramp off the M2 east approximately 5km south-east of the Johannesburg CBD. It is approximately 5 474 square metres in size and has a GLA of 3 663 square metres and is zoned for Industrial 1.
The general area is an established light industrial suburb and features some of the buildings which are fairly modern.
Surrounding suburbs include Benrose, Droste Park, Denver, City Deep and Heriotdale.
Benrose is easily accessible via an established network of main arterial routes which allow for easy access to all surrounding suburbs and the Johannesburg CBD.
Access to the property is off the M2 East Motorway via the Ruven Road and Chilvers Road off ramps.
One section of the property has a large warehouse and an office component while the northern section office component is double storey and has a retail/showroom area on the ground floor.
The large warehouse section which has very good height also features four gantry cranes and has ample power.
Each crane is marked to carry 5 tons and is laid out in a manner to enable easier movement of loads off trucks and within the warehouse area.
