Good growth in Swartland towns

There is a definite trend towards towns further away from Cape Town, that has resulted in places like Moorreesburg, Porterville, Darling and Clanwilliam becoming more sought after: "Prices in these areas have risen above average during the last year," says Simon Mouton, Seeff's Swartland Licensee. "This is also our experience at ground level. Of course, one must obviously take into account that prices there are starting from a lower base price."

To illustrate the point, he gives the Deeds Office data-based growth in median property prices with high value in various Swartland towns during the last year: Malmesbury (11%), Moorreesburg (45.16%), Riebeek West (-15.23%, where, however, the average price of property sold has risen from R557 750 to R680 351 over two years), Riebeek Kasteel (4.35%), Porterville (36.88%), Darling (47.37%), Hopefield (26.67%), Citrusdal (8.11%), Clanwilliam (65.63%), and Piketberg (11.11%).

Says Mouton: "Compare these increases to Table View with 23.34%. There is also a trend that towns closer to Cape Town are more expensive, i.e. Malmesbury and Darling, and that the Riebeek Valley is now the most expensive area in the Swartland – although I believe that Riebeek West still offers excellent value for money."

Illustrating the above point are the following average sale prices during the past year: Malmesbury (R623 000), Moorreesburg (R477 000), Riebeek West (R680 000), Riebeek Kasteel (R735 000), Porterville (R467 000), Darling (R618 000), Hopefield (R412 000), Citrusdal (R406 000), Clanwilliam (R530 000) and Piketberg (R427 000).

Says Mouton: "Compared to Table View at R1 million and Durbanville at R1.3 million, all of the above provide excellent value for money! One can expect good returns on all Swartland properties due to their value compared to suburbs of Cape Town, particularly in the towns of Moorreesburg, Porterville, Piketberg, Hopefield, Citrusdal and Clanwilliam. The Riebeek Valley also offers great value compared to Franschhoek and Greyton."

Interest is expanding beyond Cape Town as people look further afield for a more peaceful life, less traffic, and more value for money. This fact has not been lost on developers. "We are launching a development in Porterville early next year, and there are currently developments in the Riebeek Valley, Moorreesburg, Piketberg and Clanwilliam. The Wheatfields development in Piketberg is 80% sold and phase 2 of 45 plots will be launched next year. I have been approached by three developers for developments in Graafwater, close to Clanwilliam and Lamberts Bay. Areas more to the north are also experiencing interest, and we are opening Seeff offices and launching developments in Vredendal and Nieuwoudtville shortly."
