Foreign buyers shelling out for luxury Cape Town homes

11 Jan 2018

Foreign buyers are boosting demand for luxury property opportunities in Cape Town’s Southern Suburbs as they continue to seek alternative destinations for their capital, expand their property portfolios and perceive the excellent value for money offered by South Africa.

In deals concluded in 2017, two Southern Suburb’s properties, situated in Upper Constantia and Bishopscourt, achieved top prices in their areas. Sold at R44.5 million and at R43.5 million respectively, both these properties were sold to foreign investors by specialist luxury real estate firm, Acquire Africa.

Founder of Acquire Africa, Tara Whiting, says she is not surprised by the area’s market performance in the upper tier, attributing much of this to Cape Town’s growing international profile and the ongoing interest from international investors and semigrants who are strongly attracted to these sought-after suburbs.

“Cape Town continues to win international awards as the place to visit, and these visitors are falling in love with our city,” she says.

“In the city’s Southern Suburbs the property market typically outpaces the current interest rate when it comes to growth per annum. Much of this growth is driven by a migration of high-net-worth buyers from upcountry and by international investment as the global ultra-wealthy seek to diversify their property portfolios.”

This 4 000sqm equestrian plot in Constantia has stunning views, a dressage arena, stables, paddocks, tack room and water tanks. It is on the market for R10.5 million - click here to view.

Both of Acquire Africa’s record property sales enjoy spectacular views, yet their idyllic, elevated positions are only the beginning of their features. Each also offers state-of-the-art security and the ultimate in modern conveniences.

Situated on a large plot of 8 228sqm, the Upper Constantia residence is a six bedroom property designed in contemporary Cape Dutch style. With magnificent views of Table Mountain, Silvermine Mountain, False Bay and the Constantia Valley, additional features include a floodlit tennis court, heated swimming pool, 10-seater movie theatre, wine cellar, two staff apartments and a separate thatch entertainment wing incorporating a gym area, walk-in steam room, full bar area, dance area and pool table.

The Bishopscourt property is located on a large 3 858sqm erf, considered to be one of the best view sites in Bishopscourt, offering seven bedrooms and magnificent views of Table Mountain and Kirstenbosch Botanical Gardens. All seven rooms have double doors leading out onto balconies. Further features include a fully-equipped gym and sauna, plus a massage room, heated swimming pool, jacuzzi, floodlit tennis court and staff accommodation.

This triple-storey Mediterranean-style home in Bishopscourt has four bedrooms and bathrooms, expansive living areas, a study, entertainment patios and large pool. It is on the market for R27 million - click here to view.

“The rise in traffic volumes, and close proximity to top schools and universities are boosting demand in these exclusive suburbs, but you also have just about every convenience on hand, often only a few minutes’ drive from grand residential properties,” says Whiting.

”Add to this capital growth, breathtaking natural scenery, long-standing cultural heritage and world-class wine estates and it’s no wonder affluent international buyers express increasing interest in luxury homes in Bishopscourt and Constantia. For buyers looking for property in the suburbs, it doesn’t come better than these areas.

“Looking forward into 2018, I believe an increasing number of foreign buyers will take the opportunity to purchase luxury SA property, especially as, when comparing luxury property prices in Cape Town with other top destinations in the world, Cape Town represents very good value today.“
