First-time buyers finding value in Cape Town’s Southfields

Southfield, conveniently located along the M5 in Cape Town, is becoming increasingly sought after by property buyers. The Southfield area has a number of benefits that are proving to be the influential forces behind the area’s recent climb up the property popularity ranks.

Situated in Kingfisher Estate, this renovated home has unique marble, epoxy and laminated flooring. “Southfield has shown tremendous growth in the past few years and is becoming one of the more sought-after areas in the south-east suburbs. While the area is located amongst some of the oldest suburbs of Cape Town, there is an increasingly younger market moving in,” says Mike Greeff CEO of Greeff Christie’s International Real Estate.

“Young professionals who are looking to put down roots will be very excited at the rate at which Southfield is growing and developing.”

He says first-time homeowners will be able to find spacious property that won’t blow their budget. Prices range between R1.6 million to R3 million for three bedroom homes. More impressive, though, is the average erf size which ranges from 500sqm to 550sqm.

This leaves plenty of room for extensions and renovations that are bound to occur as the potential party of two becomes a family of four. With a number of popular schools and extra-curricular activity centres nearby, Greeff says the Southfield area has something for kids of all ages.

While house prices vary, average prices in the area was only R1 569 833 for all properties, including sectional title over the last year. Selling prices were averaged at only 3.7% less than the original asking price.

All of this contributes to property having spent a mere 26 days on market before being snapped up, according to Propstats statistics for the last 12 months.

A 20-minute drive will get you to work in the city centre, and 10 to 15 minutes in the opposite direction will get you to the sun, sand and surf of Muizenberg beach. Southfield is minutes away from a number of shopping destinations, as well as primary and tertiary institutes.

Greeff says this makes Southfield an ideal spot for buyers that work in the city centre, but want a quiet piece of suburbia to call home.

Southfield features some local amenities including, doctors, vets, convenience stores and fast food outlets. Travel by train is also a viable transport option as the Southern line is within minutes of the greater Southfield area.
