First-time buyer FLISP opportunity | Cape's Greenville homes from R649k now under construction

Greenville is an integrated development combining people from all walks of life, and is a prime example of a human settlement where provision is made across the spectrum for economic, affordable, and also middle to higher-income homeowners.

Construction is under way on the first 16 houses in the next phase of development at Greenville Garden City in Fisantekraal, Cape Town.  The houses in the pilot project comprise three sizes, 47sqm, 56sqm and 64sqm, with two or three bedrooms, and are priced at R649k, R720k and R800k respectively. All costs of transfer and bond registration are included in the purchase price.

FLISP subsidies for first-time buyers

A comprehensive service is available for all buyers and the in-house sales team will assist all home buyers with their home loan applications as well. The homes are also available to first-time buyers earning a combined household income not more than R22 000, and who are able to raise a bond from a financial institution to buy one of these houses. Successful first-time buyers and bond applicants will also have the opportunity to apply for government assistance through the Finance Linked Subsidy Programme (FLISP) and save thousands of Rands on their purchase prices. The new phase marks a switch-up in the development of Greenville, which was launched by Garden Cities, the Cape’s oldest and largest residential developer, in 2016, and where up to now, 1 583 Breaking New Ground (BNG) homes have been occupied by families that qualify for full home subsidies. 

Garden Cities is currently setting up a show house for the new phase, where the sales team will be based, to assist walk-in clients from the local community and the surrounding areas. Following phases will be dependent on the need and affordability of the interested applicants.
