East Geduld is one of the smallest suburbs in
Springs, and the few property transactions that take place are a reflection of its quaint character.
Yet, like much of Springs, East Geduld is becoming a part of
Johannesburg through the increasing reach and desirability of the "further afield" residential suburbs. In addition, the suburb lies within an easy commute via the N17 to
Brakpan,
Germiston,
Alberton and the Johannesburg CBD.
East Geduld is surrounded by the
Geduld Proprietary Mines and the
Grootvlei Proprietary Mines, and is a well-established area that caters for itself through nearby schools and amenities such as in
Petersfield.
According to deeds office data the average freehold price in East Geduld over the past two years was R464,541 and sectional title was R412,695. However, the numbers of transactions for the current period are down by 50% for sectional title and 52,38% for freehold in this particular suburb.
The lack of transfers taking place is evident on examination of the average amount of transactions taking place on a month-by-month basis. Since January 2005, the monthly average number of freehold transactions was 1,8, whilst sectional title was 1,27.
In addition, freehold has offered better returns on capital appreciation for owners. However, the area is not a typically investor-driven suburb as selling remains subdued.
Sunita Viljoen of
Go East Properties says there are very few homes listed for sale on this market. Generally, residents buy with the idea of settling for longer periods of time, ideally suited toward young families.
Further to the north and south of East Geduld lie
Dersley and
Casseldale. Dersley is a well-established residential zone, which, because of its older stands, lacks the space necessary to build new developments, clusters or townhouses.
However, closer to East Geduld is Presidentsdam, a suburb that is experiencing a flurry of extension and new development, which could possibly have an influence on areas like East Geduld where large open plots of land are still available in and around the area. – James Monteiro
