Properties offering views of Johannesburg's skyline in the leafy Northern suburb of Northcliff, are experiencing a resurgence in demand among buyers and investors.
Maria Grieve, Adrienne Hersch Properties area specialist, says a key reason for this demand is lifestyle. "Buyers see this as a lifestyle investment. Young families seeking to put down roots want more than a home, but a way of life where they have space for their children to play, easy access to various entertainment and lifestyle amenities, as well as an experience of peaceful skylight evenings everyday away from the city buzz."
Grieve says an interesting trend she has picked up in the area among buyers aged between 30 and 45 years, is that many are seeking larger, freestanding homes as opposed to smaller lock-up-and-go properties in which they can raise children.
She says other major drawcards to the suburb are easy access to the best private and public schools in the city, large gardens for children to play ball and dogs to run, as well as proximity to a range of amenities.
The suburb offers excellent value in comparison with nearby Westcliff, where buyers pay significantly higher prices for similar views, says Grieve.
Buyers are willing to pay a premium for properties with views, and a number of buyers are seeking well-priced fixer-uppers with fantastic views for both residential and commercial purposes.
"A number of buyers have expressed interest in opening up a luxury guesthouse or airbnb in the area due to its central location and quiet suburban feel, close to the pulse of the city."
Two bedroom apartments in the suburb range between R1.2 million and R1.9 million depending on location, finishes, size and features, while three bedroom townhouses sell for between R1.3 million and R2.3 million. Buyers can expect to buy between R2.8 million and R6.5 million for three bedroom homes. Four and five bedroom homes are selling for between R3 million and R10 million.
Grieve says she has some amazing stock on the market, each offering a unique opportunity for buyers and investors.
"I currently have two properties on offer in Ethel Avenue, which boasts views to the West and the East. The first property is a guest house boasting 180-degree views from Soweto, downtown Johannesburg, Brixton and Hillbrow towers to Parktown and Rosebank. Buyers can configure the property for a variety of purposes including a residence, traveller retreat or upmarket guesthouse. Further down Ethel Avenue, we have another house boasting North West views,” she says.
