Exclusive Pretoria estate homes selling for up to R27m

With so many families affected either directly or indirectly by crime, security has become one of the most influential aspects when home buyers choose where to purchase a property. Homes within security estates are highly sought after, often fetch higher premiums than other types of properties and generally give a greater return on investment.

This is according to Mooikloof property specialist, Roma Naude, Broker/Owner of RE/MAX Property Merchants, whose office is located on the eastern side of Pretoria close to the suburb of Mooikloof.

“Given the prices that buyers are prepared to pay for homes within security estates, it seems evident that security and lifestyle offerings are directly linked to the perceived value of a property in the market,” says Naude.

She says this is reflected in the fact that the City of Tshwane has declared Mooikloof Equestrian Estate the most expensive residential area in the metropolis.

Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, says because consumers place such a high value on security, homes within security estates generally outstrip other forms of property in terms of appreciation in value over the long term.

“While homes within security estates are expensive when compared to other types of properties, it is difficult to put a premium on peace of mind and knowing that your family is safe,” says Naude.

“Security estates such as Mooikloof Equestrian Estate offer residents a secure environment where they can relax and raise their children. On a continuous basis, we are seeing buyers who are moving from non-security areas to the secured Mooikloof Equestrian Estate.”

She says Mooikloof Equestrian Estate is renowned for being a unique housing estate, as well as for its excellent security and lifestyle.

“The security at Mooikloof Equestrian Estate is always a top priority and includes two entrance gates that are manned 24/7 and additional guards with resident security vehicles patrolling the perimeter and roads,” says Naude.

“Added to this, the large stands provide privacy and create a feeling of space and tranquillity - a piece of paradise in the middle of suburbia.” 

According to Naude, there are 548 stands within the estate, each of which is 1ha in size and serviced with municipal water, electricity and refuse removal. She says the roads are all tarred with curbing and streetlights.

Naude says that the most expensive properties in the estate, which typically range between R10 million and R27 million, consist of 1 200sqm to 2 800sqm under roof space and feature anywhere from four to seven bedrooms, all en suite.

They also include many special features such as movie theatres, sound systems throughout the house, bar, gymnasiums, jacuzzis, wine cellars, strong rooms, executive study, walk-in fridge, freezer and pantry, several private lounges, top quality finishes and prime positioning within the estate with breathtaking views.

As Mooikloof Equestrian Estate has a specific market linked to it, Naude says she is convinced that the supply will meet the demand in all price ranges.

“While the estimated growth of properties within these estates is hard to pin down in exact numbers, it’s safe to say that given the fact that supply is fixed and demand is always strong from people wanting the security and the lifestyle the estates offer, price appreciation is a major factor that encourages investment within Mooikloof Equestrian Estate,” says Naude.
