Exciting property offerings in Kommetjie for evolving demographic amidst impressive market growth

Kommetjie, a location synonymous with coastal living, has long drawn international investors looking for a break-away from city life or chasing the Cape’s idyllic summers.

Deeds office records for the past 6 months shows that 51.9% of buyers are between the ages of 36 and 49, a fascinating contrast from previous years where the 50 – 64-year age group dominated the market as sellers, buyers, and property owners in the area. These trends can be interpreted as an increase in Kommetjie’s popularity as a suburb to settle or raise a family.

A small suburb, akin to a Village, Kommetjie is persistently short of property stock. In November 2022 there was a total of 58 properties listed for sale of which approximately 35% were commercial or vacant erven, and 55% being family homes of 3 beds or larger. Average selling prices range between R 3.5 million and R 5.6 million respectively and in December 2022, popular property listing portals Property24 and Private Property had no rental properties available in the area.

A recent Lightstone Properties report from 2021 confirmed that semigration to small towns in the Western Cape was on the rise, specifically among residents of Kwa-Zulu Natal and Gauteng. Local estate agents also confirmed the increase in queries from these regions with special interest in estate living.
