Estate selling stands at '06 prices

The developer of a Cape olive estate has decided to market the last 34 stands at the same prices as two years ago.

"All of the stands in the Croydon Olive Estate front onto an olive grove. The prices of the 34 last remaining stands range from R650k to R780k, including VAT, which means no transfer duty," says Jaco Smit, Seeff Properties Strand.

There is an option to purchase a turn-key plot and plan package, starting from R1,595m. Owners have the choice of several architectural designs. Should the buyer wish to build their dream home here later, a period of three years is sanctioned before building can commence.

"The prices that we are marketing the stands for now are the same as they were two years ago. Transfer of the first plots has just been completed and building on the first homes in the estate is about to commence."

Croydon Olive Estate has a density of 6,5 units per hectare, with 7 hectares of olive groves set among the housing. Stands are sized from 590sq m to 780sq m, and permitted coverage is 50% of the stand.

There will be 205 homes in all, and the overarching aspect of the agricultural estate is the interaction between the residents and the working olive farm, where homeowners are encouraged to tend the olive groves (if they wish), share in the produce and mingle at the various recreational venues. The cellar will provide over 50 tons of olives that will either be bottled or further processed into olive oil. Residents will be given an allotment of the produce as part of the levy.
