ER suburb ideal for young families

Dawn Park on the East Rand lies between the North Boundary R554 and Barry Marais; it is a purely residential area, identified by affordable, well-established homes and gardens.

Traveling along the N3 National Highway commuters can easily commute to and from Johannesburg CBD and Germiston, as well to Brakpan and Springs via the N17 National Highway.

According to deeds office data the average freehold price in Dawn Park was R364,376 over the past two years. Dawn Park is an ideal suburb for start-up or young families, as the house prices are affordable and generally cater for lower-to-middle income individuals.

"Dawn Park is an area which is quite desirable, especially for people who use public transport," says Paul du Plessis, estate agent and area specialist for Seeff Properties. He adds that one can get a three to four-bedroom house with two bathrooms at very affordable prices.

Furthermore, sales in the area reached a total of R8,53m, which was the highest recorded figure in deeds office records to date. Being recorded in August 2007, this figure was almost double the second highest total of R4,987m.

Over a two-year period, the numbers of transactions in Dawn Park have been consistent and stable, hovering around 10 sales per month. Interestingly, a dip in the number of transactions per month occurred between January 2007 and July 2007, coinciding with a consecutive incidence of the highest recorded average freehold prices in the area of between R411,666 in February 2007 to R470,000 in July 2007.

Only one listed freehold average price stands over and above the abovementioned prevalence of high averages, captured in August 2007 of R710,833. This figure corresponds with the highest total sales and transactions numbered 12, slightly more than the balanced 10,46 two-year average.

Comprising both an older and a newer section, Dawn Park is experiencing a degree of development on the newer side of the suburb, as du Plessis affirms: "The area has experienced good growth of around 22%, possibly because of the fact that one side is busy putting up affordable housing".

The future of this quiet suburb looks set for continual growth, as the newer parts of the area are converted to more affordable housing, allowing for a greater degree of integration and the opportunity for young families, individuals or couples to enter the property market in Boksburg. – James Monteiro
