Langebaan is a beautiful destination. The coastal town is widely known for its stunning beaches and crystal-like waters - a quintessential South Africa getaway where the natural environment embodies the best of the country.

“Langebaan is only 125km away from Cape Town, and is an ideal destination for water sport lovers and adventurers alike. You’ll find great activities there like kite-surfing, yachting, canoeing and kayaking,” says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

“Also, if you’re up for it, one can visit the West Coast National Park to enjoy the unique fauna and flora or explore Langebaan's ecological history at the West Coast Fossil Park.”.

Jovanovski says some properties here capture that holiday feel without skimping on modern luxuries and comfort, and one such home is now up for auction.

“The executive home on Galico Street, Middedorp - the best possible neighbourhood Langebaan has to offer - is surrounded by what makes the town special,” she says.

“It has a 180-degree view of the Langebaan lagoon, is just 400 metres from the sandy white beaches, and is within easy walking distance of lovely boutique shops and restaurants.”

In terms of the properties composition, Jovanovski says there are three bedrooms in total, all carpeted and equipped with spacious built-in closets (the main bedroom has a walk-in). Each room also has sliding doors leading onto the deck, where one can feast on the views Langebaan has to offer.

The speakers in the living room ceiling and outdoor patios connect to this room, and each have their own control station.

“For food lovers, the kitchen gourmet, designed by Easylife, and offers cooks Kalahari granite countertops, stone cladded walls, top of the range Miele built-in appliances (eye-level oven, warming drawer, convection microwave, coffee and beverage station and designer extractor fan). The Viking gas oven and range is of professional quality,” says Jovanovski.

“It is also easy to entertain from here, as it opens up to the living area, which is another huge room of the home. You’ll also find a scullery/laundry area located just out of sight.”

Some extra features, mainly aimed at entertainment, include solid hardwood Jatoba floors in the living and entertainment area, a custom built-in bar with wine fridge, under-counter fridge and wet bar, an indoor Jet master braai with rotisserie and separate gas grill, an air-conditioned wine cellar, a full-size jacuzzi and downlights and dimmers throughout the house.

“In terms of security Langebaan is an extremely safe town, but if you need that extra peace of mind, the property is equipped with a linked security system. There is an intercom and console by the front door and in the kitchen. A camera is fixed viewing the doorbell, so you can see who is at the door from either console,” she says.

“Just outside, aside from the amazing views, the home comes sporting a well-maintained enclosed garden with a computerised sprinkler system, four garages (double tandem) and extra storage for any equipment you see fit, for example canoes.”

The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 22 February 2017, at 12h00.

“The guided price is  available on application, however, all offers will be reviewed. The rates and taxes, which clock in at R1912.41 per month, are minimal for a property of this nature,” says Jovanovski.

In following with the terms of Rawson Auctions, there is no registration fee to bid. However, 5% of the purchase price as depsoit, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of seller.

Bidders are required to be registered and have certified copies of their identity documents and proof of residence with them.
