Discerning buyers flocking to Johannesburg’s Waterfall

The Waterfall development in Midrand, Johannesburg, is steadily reshaping the skyline between Sandton and Pretoria, and continues to capture the imagination of prospective residents with its innovative urban planning.

“Buyers looking for high-end properties, especially, are delighted with the lifestyle offering of the Waterfall Country Estate and Village, which has been designed to give residents a sense of personal freedom and safety,” says Phiwe Myeza, co-owner of the Chas Everitt International franchise in Midrand.

She says security is state-of-the art in this estate, with CCTV and access control systems, and parents can have peace of mind when their children walk to the private school right at the gate.

“The development also has a large clubhouse with a restaurant and full gymnasium, as well as 37km of walking and cycling trails. The Waterfall Corner shopping centre is next door, and there is a Netcare private hospital close by in the greater Waterfall precinct.”

What is more, she notes, the “early bird” investors in Waterfall have seen the value of their properties increase by about 200% since the launch of the estate. “And due to the high demand, we can confidently predict that properties here will continue to show excellent growth.”

Prices for residential properties start at around R2.5 million for a 1 000sqm vacant stand, around R2.85 million for a two bedroom, two bathroom home in a retirement village, and around R4 million for a three bedroom family home.

A new, more affordable development named Waterfall View that is now under way offers two, three and four bedroom homes at prices from around R600 000. 

Meanwhile, Myeza says buyers keen to live in Midrand because of its central location in relation to Johannesburg, Sandton, Centurion and Pretoria also have a choice of several other gated developments, including Kyalami Estates, Carlswald Estate, Montecello Estate, Savannah Hills and Crescent Wood.

“Cluster homes in these upmarket estates are still in high demand, as are middle-income sectional title and freehold units in new developments. Generally these new units are available at prices from R660 000 and R2 million respectively.”
