Demand still steady in Camps Bay

There is still a steady demand for homes in Camps Bay, Cape Town, despite the tougher conditions affecting property buyers at present.

A landmark home on the Deep Glen side of the suburb was recently sold for R9,1m.

The house has four bedrooms, three bathrooms and three spacious reception rooms. Built on a rare double plot measuring 1,734sq m, it has a substantial garden with a swimming pool, and is one of the largest properties in the suburb. The buyer is a foreign national who settled in South Africa just over a year ago.

Pam Golding Properties' (PGP) area manager for the Atlantic Seaboard, Basil Moraitis, says the sale is indicative of the consistent activity seen at the top end of the market in Camps Bay, with the Residential Property Price Ranger (RPPR) reporting a total of 16 sales (across all agencies) over the period from April to August 2008. Prices ranged from R4,3m to R21m, and averaged R9,5m, while the average listing time was a relatively low 58 days.

"For family buyers, Camps Bay is close to some of the leading government and private schools in Cape Town, including Camps Bay High School, Reddam House Atlantic Seaboard, Herzlia and the Deutsche Schule. There is a wide variety of homes ranging from compact apartments to small townhouse complexes and larger homes with ample gardens," says Moraitis.

"There is also a good mix of old and new homes, meaning that there is something for everyone, whether you are seeking an ultra-modern luxury pad or an older home with more space and character. We have even seen a few of the older homes demolished and completely rebuilt – although most buyers of older homes prefer to renovate."
