Space is a luxury that – thanks to high interest rates and slow economic growth – is becoming increasingly unaffordable to many buyers. While living in a small space can be challenging, with the right décor strategies, you can transform your cozy quarters into a spacious oasis.

For those who are feeling a bit cramped in by their spaces, RE/MAX of Southern Africa shares some tried-and-true tips to help you make the most of your limited square footage and create an open, airy environment.
Use light to your advantage
Natural light and soft colours are your best friend when it comes to making a space feel larger. Opt for shades of white or soft pastels for your walls, as these will reflect the most amount of light and create the illusion of more space. Installing larger windows to let in more natural light can also enlarge a small space. Avoid heavy curtains or drapes, as these can often make the space feel heavy and dark.
Choose rugs and furniture wisely
Rugs can help delineate different areas within a small room, making it feel more spacious. Somewhat counterintuitively, oversized rugs can make a space seem larger, while undersized rugs will make a space seem pokey and small. The same logic applies to furniture. While you do want to avoid bulky furniture or too many furniture items in any given room, choosing undersized furniture or having a room too sparsely furnished will only make the space seem even tighter.
Utilize vertical space
When floor space is limited, think vertically. Install shelves, hanging racks, and cabinets that reach up to the ceiling. This not only provides ample storage but also draws the eye upward, giving the impression of a taller room. Installing the curtain rod slightly closer to the ceiling can also create the illusion of higher ceilings. Hanging pot plants are another way to draw the eye up and decorate the room without taking up valuable floorspace. Installing a skylight can also be a great way to bring more light into the room to create a more spacious feeling.
Incorporate Reflective Surfaces
Never underestimate the power of a well-positioned mirror. Mirrored or reflective surfaces like glass or other glossy finishes can help create the illusion of a larger space. Consider glass tabletops, shiny backsplashes, and metallic accents to enhance light reflection and add a touch of elegance.

When space is limited, layout, furniture placement and accessories are important tools for optimising space.
- Defined Zones: Even in an open concept space, it's important to define different zones for various activities. Use rugs, furniture placement, or screens to create distinct areas for sleeping, dining, working, and relaxing.
- Mirrors and Light Colours: Mirrors reflect light and create the illusion of a larger space so place them opposite windows to maximise natural light. And light colours on walls, furniture, and decor can make a small space feel airy and open.
- Furniture Placement: Arrange furniture to enhance flow and accessibility. Avoid blocking pathways and ensure there's enough space to move around comfortably. Floating furniture away from walls can also create a more open feel.
- Built-In Solutions: Built-in furniture like benches, shelving units, and desks are a good investment as they can save space and provide a seamless look. Custom-built solutions can make the most of awkward nooks and crannies.
