Due to their majestic, scenic surroundings and relative proximity to Cape Town, the appealing coastal areas along the Cape’s Whale Coast are experiencing a marked increase in demand among home buyers, particularly for prime-located waterfront land and stands situated in secure estates. These are primarily South African purchasers, with the majority emanating from Gauteng.
“Against the backdrop of an on-going semigration of home buyers from Gauteng to the Western Cape, the severe shortage and on-going tightening of stock in this region is seeing buyers prepared to pay top prices for older seafront properties. The resultant demand is highest for well-located waterfront land and stands situated in secure estates,” says Nicola Lloyd, manager of Pam Golding Properties Hermanus and Onrus.
“Paying R5 million upwards, these buyers then either extensively renovate and extend or demolish and rebuild from scratch. There are numerous examples of this in Pringle Bay and Betty’s Bay in particular, and this trend is likely to continue as the shortage increases.”
In the face of such a severe shortage of stock a rock front plot of just over 1 000sqm in Pringle Bay has sold for R4.4 million while Pam Golding Properties recently sold a 1 000sqm beachfront plot in Rooi Els for R3.8 million.
The world-famous Whale Coast runs from Gordon’s Bay through Rooi Els, Pringle Bay, Betty’s Bay, Kleinmond, Fisherhaven, Vermont, Onrus, Hermanus and Stanford and is also home to Arabella Golf Estate and Benguela Cove Lagoon and Wine Estate, both near Hermanus.
At Arabella Golf Estate, situated on the Bot River Lagoon some 25km from Hermanus, although neither is on the waterfront, the second to last vacant stand has just sold, fetching R600 000 for 804sqm, with the one remaining vacant plot available for purchase at R1.395 million for 609sqm. There are numerous outdoor activities available on the estate and at the neighbouring Rooisand Nature Reserve, including tennis, mountain biking, canoeing, bird watching, horse riding, walking and fishing.
Lloyd says in Hermanus, the Eighteen on 18 residential development near the Hermanus Golf Course sold off-plan within a few months of launching and developers are constantly seeking new opportunities suitable for new secure estates.
“In this context and with Hermanus increasingly sought after by home buyers from around the country as a highly desirable permanent and leisure destination, the attraction and rare opportunity offered by the stands for sale at Benguela Cove Lagoon and Wine Estate cannot be underestimated,” says Lloyd.
“North-facing with majestic views over the Bot River lagoon, vineyards and Palmiet mountains, these large stands present unique opportunities for buyers to secure well-located vacant land on which to build, with the key benefit of being within a secure estate.”
Louise Varga, projects manager for Pam Golding Properties in the Boland and Overberg regions says, situated on 220ha and comprising only 124 residential properties, this is one of the lowest density housing estates in the country, with a building footprint of less than 6% of the total area.
Pam Golding Properties is exclusively marketing the remaining 67 properties on the estate on behalf of the developer, as well as some resale properties. The estate also offers 10ha of olive tree fields, 5ha of lavender fields, 80ha of Renosterveld nature reserve and 70ha of vineyards with 12 different cultivars.
