“This is a friendly, welcoming town where people still smile at each other in the street, greeting total strangers who pass. Mostly Afrikaans-speaking, the key appeal for living in Malmesbury is the family lifestyle, tranquillity, country ambience, the winelands and security. Many farmers have retired in the town while their children run the farms. We have people living in Malmesbury from generation to generation but the past 20 years has also seen many new residents moving in from around South Africa,” says Annien Borg, MD for Pam Golding Properties in the Boland and Overberg regions.
With a high standard of schools and good infrastructure, Malmesbury is the largest municipal area in the Western Cape and offers abundant economic opportunities, making it an ideal permanent base for those involved in the farming industry and associated or other businesses.
The latest property listings on Property24 show that three- and four-bedroom homes are most widely available. Some 40% of buyers interested in making Malmesbury their home are below the age of 49-years. While sellers in the area fall mostly within he 50 to 64-years age group.
The trend over the past five years with an average of over 880 properties sold per year (2015 to 2019), indicates a marked drop in registered sales for 2020. Hard lockdown took effect within the second quarter of the year, impacting the South African economy, and specifically the property industry's ability to do business.
As a result, pent-up demand due to the Covid-19 pandemic and restrictive lockdown measures will continue to impact trends, with average sales per year only expected to recover towards the end of 2021.
