“This is a friendly, welcoming town where people still smile at each other in the street, greeting total strangers who pass. Mostly Afrikaans-speaking, the key appeal for living in Malmesbury is the family lifestyle, tranquillity, country ambience, the winelands and security. Many farmers have retired in the town while their children run the farms. We have people living in Malmesbury from generation to generation but the past 20 years has also seen many new residents moving in from around South Africa,” says Annien Borg, MD for Pam Golding Properties in the Boland and Overberg regions.

With a high standard of schools and good infrastructure, Malmesbury is the largest municipal area in the Western Cape and offers abundant economic opportunities, making it an ideal permanent base for those involved in the farming industry and associated or other businesses.

The latest property listings on Property24 show that three- and four-bedroom homes are most widely available. Some 40% of buyers interested in making Malmesbury their home are below the age of 49-years. While sellers in the area fall mostly within he 50 to 64-years age group.

The trend over the past five years with an average of over 880 properties sold per year (2015 to 2019), indicates a marked drop in registered sales for 2020. Hard lockdown took effect within the second quarter of the year, impacting the South African economy, and specifically the property industry's ability to do business.

As a result, pent-up demand due to the Covid-19 pandemic and restrictive lockdown measures will continue to impact trends, with average sales per year only expected to recover towards the end of 2021.

Innovative new homes in Glen Lily Estate

"Form meets function in a beautiful new home recently completed in Malmesbury’s sought-after Glen Lily Estate. The property is unique in that it offers a comfortable living space that will greatly enhance the quality of life of those who live there, says Christy de Klerk, Pam Golding Properties agent for the area.

Developer Ashraf Fataar’s son is wheelchair-bound, making him particularly aware of the importance of mobility and accessibility in a home. He has therefore purposefully designed a home with wide doorways to make each room as accessible as possible. It is easy to manoeuvre throughout the house, and open-plan living spaces create a seamless flow between the inside and outside garden and the wetland beyond - teeming with birdlife. A pleasing sense of space is enhanced by the use of double-volume ceilings, luxury finishes and stacking doors.

This home in Glen Lilly, Malmesbury, is selling for R2.35 million - click here to view.

Listed by Pam Golding Properties for R2.35 million, the home is one of two identical units located next to each other in the estate. It has been designed and built by Fataar’s company, Multilayer Construction, with a keen focus on function, mobility, luxury and comfort. The company has close to 20 years’ experience in the construction industry, and its commitment to excellence is reflected in the innovation and structural integrity which is evident throughout the build.

Fataar and his team worked on the entire project from start to finish, bringing together the various ‘layers’ of architectural design, physical construction and interior layout. A modular approach allows for flexibility in both the design and the build. The end result is that instead of placing a few ramps here and there, Fataar has created a space that can make mobility easier, affording greater independence and freedom of movement.

This makes it this uniquely designed ‘multilayer home’ ideal for a buyer wanting comfort and luxury within a tranquil setting. It would also suit a retiree seeking independent living in a home designed to allow for greater mobility should the need arise later for a wheelchair or assisted living.

“Quality of life has become increasingly important and Glen Lily Estate promises this in abundance, and within a secure environment. The planning of six more similarly-designed multilayer homes within the estate will undoubtedly elevate Malmesbury’s reputation as a small town with a massive heart,” says De Klerk.
