Camps Bay offers good value growth

Value growth in the Camps Bay area in Cape Town is good and its prices remain well below those of the slightly higher profile Clifton, Fresnaye, Bantry Bay and related areas.

"The figures produced by our researchers indicate that the value growth in Camps Bay has been the highest of any of the eight or nine areas in which our company has developed over the last few years. This area has gained a sophistication and appeal that sets it apart from many other Cape Peninsula precincts," says Jaco van Niekerk, managing director of ASLO Holdings.

The luxury apartments at The Glen, in four three storey blocks, are priced from R2,5m to R5,6m.

These last units have been fully furnished, at a cost of approximately R200k per unit, and are now available for sale to investors looking for a part-time Cape base or for investment purposes as they can be rented out on a short term basis to holidaymakers and visiting businessmen.

"The Glen should achieve rentals of R2k to R2,300 per day at the peak of the summer holiday season. These rentals will increase in the run up to and the period covering the 2010 Soccer World Cup tournament," says Francesca Dixon of Village & Life.

"At least 80% of people renting at The Glen at present are from overseas, and this figure could increase in the year ahead because the exchange rate is now so favourable for the international tourist."

The furnished space rental units at The Glen are on average 140sq m in size and priced at around R4,95m. The units have basement parking and lift access to the apartment lobbies. The Atlantic beaches are ten minutes' walk away and the V & A Waterfront and the new soccer stadium are within ten minutes' drive.
