Bushveld game farm in the Vredefort dome up for auction 26 July

A 131ha bushveld game farm, OCRAM, at the centre of the Vredefort dome, in the Free State, will be brought to auction on 26 July 2017. The farm is about 10km outside of Parys and 140km from Johannesburg.

This 131ha bushveld game farm in Vredefort has eight chalets, two boreholes and six dams. It will be auctioned on 26 July 2017 at 12h00, at a reserve price of R12 million – click here to view.

There are currently 22 species (over 200 game) to hunt on the farm, and only arch and crossbow hunting is allowed. In terms of places to stay and entertainment, there is a four bedroom house, eight chalets and a 300sqm lapa. All the furniture, bed linen and cutlery will be included in the sale.

The main house has four bedrooms, each with an en suite bathroom. In addition to the kitchen, lounge and dining room, there is a sunroom, study, and outside patio with various tables and chairs. The patio is in need of some TLC.

The chalets are all double storey and vary in structure and layout. For instance, chalet one has a single and double bed, dining area, open-plan kitchen, bathroom with shower, air-conditioning, outside braai lapa and swimming pool. Whereas chalet two has a bedroom with double bed and built-in cupboards, bathroom with shower and bath, lounge, dining room and bar, kitchen and is also air-conditioned.

Chalet three and four are identical, with king-size beds downstairs and three single beds upstairs. They also have a bathroom with shower, small lounge, and air-conditioning. These two chalets share a fully-equipped kitchen and braai area.

Chalet two has a bedroom with double bed and built-in cupboards, bathroom with shower and bath, lounge, dining room and bar, kitchen and is also air-conditioned.

Chalet number five has a king-size bed, double bed, two bathrooms with showers, small kitchen, and two single beds upstairs.

Chalet six is much the same, with a kitchen, bathroom with shower, open-plan dining room, two single beds and a king-size bed upstairs.

Chalet seven has one king-size bed, bathroom with shower, dining area, and three single beds upstairs.

The eighth and last chalet has one bedroom with a king-size bed and built-in cupboards, bathroom with shower and bath tub, kitchen, double bed upstairs, and an outside braai area.

The lapa comes with a plethora of game farm-esque decorations on display. The 300sqm entertainment area has two bars, an 18-seater dining room table, lounge suites which can seat 20, pool table, dart board, some loose-standing bar tables and chairs, patio set and an upper deck which has three outside tables of its own that overlook a 70 000L koi pond.

The chalets and main house are modern and luxurious, and like the lapa are ‘African safari’ themed.

There are two fully-equipped, working boreholes on site and a third one which works off a generator and is used to provide water for the animals. In addition, there are three fresh-water watering holes and six ground dams. The whole farm is fenced off with a 3m-high electric fence, and like the rest of the property, is powered by three phase Eskom electricity.

There are currently three employees on the farm, however, the decision to re-employ them is left up to the new owner. Some extra equipment sold with the farm includes a Foton bakkie, Mazda bakkie and 4x4 quad bike.

She says the auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 26 July 2017 at 12h00. The reserve price is R12 million, however, all offers will be reviewed. The seller is registered for VAT, and as such, transfer duty is not payable.

In following with the terms of Rawson Auctions, Jovanovski says there is no registration fee to bid. However, 5% of the purchase price as deposit, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of the seller.

Bidders are required to be registered and must have certified copies of their identity documents and proof of residence with them.
