Over the last three months, there has been a marked increase in higher-price-band interest within the Aspen Hills Nature Estate in Johannesburg, increasing the volume of pipeline sales in the upper range.
Aspen offers something for everyone, from the very young to the most mature, says Remax Aspen Hills Nature Estate specialist agent, Millicent Rice.

Aspen Nature Estate is developing into a fast-growing, friendly community. Residents are invited to share in monthly social events and get involved in neighbourly interaction.
The estate is perfectly situated close to private schools, a top-class shopping centre - Mall of the South, and the Aspen Office Park.
“It is of the highest calibre. No more keeping your kids indoors in fear. Bicycle trails, lush lawns and healthy outdoor living will entice them away from the TV to enjoy more wholesome exercises in the open air. It is truly a children’s paradise,” says Rice.
“This year has been a very good year for sales in Aspen Hills Nature Estates with 70 properties been successfully sold and registered thus far. The average sales price is marginally below the R 4 million mark – this is attributable to the latest sectional title development. Sectional title sales constitute just below half of the total sales in the Estate.”
Newly-launched Aspen Villas is a highly desirable address with a fresh and spacious architectural appeal. It has without a doubt become the entry point into this high-demand estate. This sectional title development has proven very popular among those scaling down or young families starting out, says Des Hauser, sales manager for Pam Golding Properties in Alberton and Johannesburg South.
Aspen Nature Estate, including Aspen Villas, caters for a diverse mix and price band starting at R 3.5 million and rocketing to R18 million. The most popular price bands in this diverse mix are between R 3.5 million and R4.2 million, says Hauser.
There are also a variety of land and building packages that Aspen offers if the client would like to build their ultimate dream home.
Aspen has currently *8 new property listings according to Property24 Trends Data, with the average asking price for the area being R4.799 million. The average sale price per erf for 2020 was about R3.6 million.
The latest residential listings on Property24 show that five-plus bedroom homes are most widely available, at an average list price of R5.824 million. Sellers in the area fall within the 50-64-years or older (46%), while 56% of buyers fall in the 36-49 years age group.
“Most of our buyers are either downscaling or upgrading and often remaining in the estate during this scale shift. There is also a migration of buyers from all surrounding suburbs in both Alberton and Johannesburg South, coming from as far as Lenasia,” says Hauser.
As for sellers, Rice says some are selling to move to the upper class of the Meyersdal Nature Estate, The Meyersdal Eco Estate as well as Bassonia Estate. Some are leaving the country as well.
“As the estate adjoins the greater Klipriversberg Nature Reserve, walking trails are available for enthusiastic hikers who can enjoy the sight of herds of game on our doorstep.”
“Mountain biking in the area is also a favourite activity for many of our residents and we have a direct access gate for ease of access. Sporting facilities in the estate itself encompass walking trails, cricket nets, football fields, football team, football coaching, fitness classes, boxing classes, dancing classes and indoor soccer league. They also offer art classes and a holiday club for children,” advises Rice.
“Bird-watching from one of three bird hides and photography are firm favourites among many of the residents. Many have taken some awesome shots of birds, which we have been published in the periodical magazine. Tree-spotting. Yes, seriously, tree spotting starts for most people as a hobby and sometimes becomes almost a fetish as people discover rare species and rush to consult their reference books.
