Aspen Nature Estate, including Aspen Villas, caters for a diverse mix and price band starting at R 3.5 million and rocketing to R18 million. The most popular price bands in this diverse mix are between R 3.5 million and R4.2 million, says Hauser.

There are also a variety of land and building packages that Aspen offers if the client would like to build their ultimate dream home.

Aspen has  currently *8 new property listings according to Property24 Trends Data, with the average asking price for the area being R4.799 million. The average sale price per erf for 2020 was about R3.6 million.

The latest residential listings on Property24 show that five-plus bedroom homes are most widely available, at an average list price of R5.824 million. Sellers in the area fall within the 50-64-years or older (46%), while 56% of buyers fall in the 36-49 years age group.

“Most of our buyers are either downscaling or upgrading and often remaining in the estate during this scale shift. There is also a migration of buyers from all surrounding suburbs in both Alberton and Johannesburg South, coming from as far as Lenasia,” says Hauser.

As for sellers, Rice says some are selling to move to the upper class of the Meyersdal Nature Estate, The Meyersdal Eco Estate as well as Bassonia Estate. Some are leaving the country as well.
