Aucor Property will hold a multiple property auction on 10 April at The Maslow Hotel in Sandton at 11am.
Rawson Auctions will auction Desert Wind, an almost new 1 800ha fully equipped Karoo game farm by silent tender on 23 April at 222 Main Road, Rondebosch in Cape Town.
Among the properties to come under the hammer is a warehouse facility located in the industrial node of Germiston on the corner Bevan Road and Arthur Blekley Street in Roodekop.
Jonathan Aitken, business development executive at Aucor Property, says this industrial warehousing facility which is zoned for commercial is located in the popular industrial node of Roodekop in Germiston and spans 4 erven with a total registered land size of 5.0675ha.
It has multiple building on site making it versatile for buyers looking for a combination of warehousing and office space in one location.
The property features a double storey office building with two adjoining warehouses situated adjacent to the main entrance of the property.
The smaller of the two warehouses has an adjoining sales office and extends into the main warehouse building with a training room.
Furthermore, there is a separate double storey risk manager’s office with worker access control.
In addition, there are two extension sheds next to the main warehouse building - one with a platform from the lower shed - as well as an adjoining sales office.
The property has other features including a bar and entertainment building with an air-conditioned bar area and fireplace, toilets and an outside braai area, railway siding office with adjoining ablutions, various carports, a cellular tower and vehicle service shed with an adjoining office or store.
Aitken says the property is well maintained and is currently tenanted with multiple tenants all on medium-term leases that expire between 2016 and 2017.
It currently generates R4 million annually making it an attractive and viable option for an investor looking for a stable property investment in an industrial node, he points out.
Another property is a prime piece of developmental land located in Parkmore in Sandton on the corners of 5th Street, 6th Street and Helena Avenue with prominent exposure onto Grayston Drive.
Warren Aronson, business development executive for Aucor Property, explains that located on a generous erf size of just under 3 000 square metres and zoned for residential 4, this land is already at the advanced developmental planning stage and has approval for a high density residential development consisting of 24 dwelling units and a height of 5 storeys excluding the basement.

In addition to this, proposed developmental plans have been drawn up by Lupini Architects and electricity supply is already installed on the property, he says.
Aronson says due to the ever increasing demand for residential property in the Sandton CBD node, this particular parcel of land would appeal to a developer looking to either enter the Sandton precinct or a current developer or investor wanting to expand their portfolio in the Sandton node.
With more businesses and international blue chip companies moving into the Sandton hub and re-development at its height along Rivonia Road and the surrounds, prime residential offerings will become a premium in the area making this particular parcel of land an attractive opportunity to the right buyer, according to Aronson.
Meanwhile, Rawson Auctions will auction Desert Wind, an almost new 1 800ha fully equipped Karoo game farm by silent tender on 23 April at 222 Main Road, Rondebosch in Cape Town.
Rawson Auctions co-franchisee, Tanya Jovanovski says the farm is located roughly halfway between Montagu and Touws River and about three hours’ drive from Cape Town.
Bidding is expected to start around R6.5 million, although in her estimation the estate will before long be worth exactly double that.
“What could make this estate so attractive to buyers is that most of the building, equipment and game stocking have already been completed and, although these facilities can all be added to, the estate is already able to take bookings and host guests and is achieving attractive returns.”
The game already on the estate includes 35 springbok (some running wild, others in a camp), 29 eland (a particularly rare species in the Cape today), 11 ostriches, 7 zebras, 4 mountain reebok, 2 black wildebeest, 3 hartebeest and 1 gemsbok.
There are also 50 sheep and four alpacas (not indigenous to South Africa but a great tourist attraction) and accommodation facilities include a luxury 14 bed guest lodge and two guesthouses capable of taking a further 14 people, she explains.

The farm equipment includes an Isuzu bakkie, a tractor, quad bikes, trailers and water tanks. Although this is a dry area, the estate is never without water as it has three boreholes (two with pumps) feeding a concrete dam and two large water tanks.
“Desert Wind guests are sometimes taken on game drives but are generally encouraged to visit the game for themselves, either by walking or on quad bikes which are provided by the estate,” she says.
The bedrooms are very large and the communal guest facilities are exceptionally comfortable. All the furniture will be sold as part of the deal.
For those wanting a less expensive holiday, there is a bush camp which shares a lapa with other visitors to the estate.
A 220 volt diesel generator along with solar power systems that can supply all the electric power the estate needs, has been installed but the estate is also linked to Eskom.
“The estate is already making a small profit and as the overheads are low, there is huge potential to increase this,” adds Jovanovski.
