Affordable project launched in CT

An affordable housing development in Gordon's Bay, Cape Town, which has a completion date of March 2010, has been launched at the Homemakers Expo in Durban.

"Bishop's Rock is being developed on one of the last pieces of available land in this area. Bishop's Rock is focused on the owner-occupier/rental market, with lifestyle as the primary focus. It will be ready for occupation three to four months before the Soccer World Cup kick-off in 2010," says Monté Jordaan, managing director of Multi-Projects.

Bishop's Rock lifestyle security village is set on three hectares of land, with nine apartment blocks comprising different styles. In each block the apartments are on two storeys, although some are second-storey lofts going up another level. All have balconies, and range from bachelor studios to one-bedroom, two-bedroom, and two-bedroom lofts.

Sizes range from 33sq m to 66sq m, and some of the ground floor units have their own private gardens, which range in size from 10sq m to 177sq m. Most of the units have built-in braais. The best aspect of all is the price, which starts at R427k for a bachelor unit across the spectrum up to R904k for the two-bedroom ground floor unit with the largest (177sq m) garden. Prices include all costs: a R15k deposit secures and 100% bonds are available.

Bishop's Rock is set on the corner of Cornwell and Dennehof Streets, close to local beaches and shopping centre and will feature a swimming pool, gymnasium, games room, cafeteria and laundry on site.

"The developer will at his own cost appoint an operator for the first 12 months after transfer to fully run and manage all the facilities such as the cafeteria, gym, laundry, etc. This will ensure that the complex is fully functional from day one – which will ensure peace of mind for all owners and particularly absentee landlords. Thereafter it will be handed to the body corporate to make a decision on how they would like the facilities to be run."

Jordaan says that the affordable market is still in demand in this area.

"If you can provide an affordable, quality product in the right areas, the sales are still very much there."
