“The goal is to create an environment that fosters personal and academic growth, setting a new standard for student accommodation in South Africa,” says the group. 

With a location just 950 meters from the University of Pretoria, construction on the new development is set to commence in April 2023, with an expected completion date of December 2023. This will allow ample time for the finishing touches to be put in place before the start of the 2024 academic year, ensuring a seamless transition for students. 

 

 

Resilient asset class

The demand for consciously designed purpose-built student spaces is at an all-time high in South Africa. According to the Department of Higher Education and Training's National Student Housing Survey, the expected increase in student enrolments into Public Higher Education Institutions by 2030 is 525k. “Pretoria is the city with the most public higher education institutions, so it was an obvious choice for us to launch the first of our series of Volley developments here.” says Andries Levi Pretorius, co-founder of Bow & Arc Developments.

Together with the expected increase in student enrolments and the developers' commitment to excellence, Volley Brooklyn is set to bring strong returns to investors starting from guaranteed rental yields of 9.38%. The developers have also sweetened the deal by giving all buy-to-let investors a R50 000 discount, a 3-year rental guarantee, and parking bays in their apartment purchase price if they purchase a unit on the day of launch.  

It’s also important to note that investors will only start their bond repayments when they take transfer of their apartment upon completion of the development, that there are no transfer duties payable and that there are only 33 units available as EasyProperties have already reserved 8 units.
