7ha-plus farmland in Cape’s Kraaifontein up for auction

Tanya Jovanovski, Franchisee of Rawson Auctions in Western Cape says the property also has a bee farming/honey-producing operation in place. The honey currently brings in a yearly income of R140 000.

Jovanovski says the two cottages are currently being leased into 2017, cottage one until May 2017, and cottage two until March 2017.

“Cottage one has two bedrooms, one bathroom, a lounge, kitchen, single garage, braai area and lapa. This cottage is currently being leased for R8 500 per month, and three paddocks are being rented separately at R750 per month, so the total rental income for cottage one, inclusive of the paddocks, is R9 250,” she says.

“Cottage two has two bedrooms, one bathroom, a lounge and kitchen. Cottage two is currently being leased for R6 700 per month, and a portion of the barn is also being rented out at R350 per month, making the total rental income for cottage two, inclusive of the barn, R7 050 per month.”

Jovanovski says the rent is set to rise 10% annually, and both tenants have an exit clause of two months’ notice.

The main house has three bedrooms, two bathrooms, with the main en suite, a lounge, dining room, study and studio, while the kitchen has an eye-level oven and pantry.

“Outside, you have a well-maintained garden, two garages, and the wonderful duo of an outside braai area and pool, as well as a lapa for entertaining in the summer,” says Jovanovski.

In terms of security, she says there is an alarm system in place with a panic button. Additionally the windows are equipped with burglar bars.

“Two cool extra features are a reliable supply of borehole water - which will need to be filtered before use. It will be perfect for irrigation and providing water for animals,” she says.

“The house, cottages, and property itself boast a strong rustic feel, but are by no means lacking in modern appeal.”

Located just outside Cape Town, Jovanovski says it is in close proximity to the winelands region, Stellenbosch, Paarl and Durbanville.

“The area has an agricultural flair to it, and exists within in a tightly-knit community,” says Jovanovski.

Jovanovski says the guided price is R8 million, however, all offers will be reviewed.

“While the rates and taxes are R500 monthly, the seller is not registered for VAT, meaning a transfer duty will be payable.”

The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 27 October 2016 at 12h00.

In following with the terms of Rawson Auctions, Jovanovski says there is no registration fee to bid. However 5% of the purchase price as deposit, as well as 10% commission plus VAT over and above the purchase price, is to be paid to Rawson Auctions by the buyer on acceptance of seller.

Bidders are required to be registered, and must have with them certified copies of their identity documents and proof of residence.
