6,325sqm Dbn office space on market

Total AAA grade office space of 6,325sqm in the Royal Hotel, Durban, is currently on the market to rent or buy.

The entire Town View Tower will be converted from hotel rooms to sectional title offices. The top two floors of the Bay View Towers will also undergo such a conversion.

The balance of the hotel rooms will be managed as sectional title hotel by hotel owners The Three Cities Group.

The 184 year-old Royal Hotel currently has 272 bedrooms in two towers – the Town View Tower and the Bay View Tower. The conversion will see the entire Town View Tower, measuring approximately 5,025sqm (about 310sqm per floor) refurbished into AAA grade offices. These will be ready for occupation late in 2009. The top two floors of the Bay View Tower, measuring 1,300sqm, will be converted to either nine penthouses or offices.

Plans include the conversion of The Bay View Tower's twenty floors of hotel rooms into sectional title hotel rooms.

Three Cities, owners of the Royal Hotel, will offer a fully equipped gymnasium and spa, conference facilities, boardroom facilities, business lounge and library, hotel facilities on request and access to corporate discounted hotel group bookings. Furthermore, tenants and owners alike will have access to onsite parking and a luxury shuttle service to their preferred destinations throughout the day.

"We have also just concluded a sale of the adjacent building to the Royal Hotel, to a JSE listed company that will fully occupy, once totally renovated, the entire 10,000sqm, which will result in another R100m being invested on the Royal's doorstep, and in this prime precinct within the CBD," says Colin Sher, managing director of Broll KwaZulu-Natal.

Sher concludes that secure onsite parking will be available in the Royal Parkade, with four parking bays allocated to every 100sqm of space, thereby giving the tenant/owner at least 11 bays for every 310sqm floor (185 bays in total).
