Stilbaai: a sheep farmer's cottage on 39ha of land with sea views is on sale at R2.2m

The coastal area encompassing Stilbaai, Jongensfontein and Melkhoutfontein has long been known for its harmonious atmosphere and scenic beauty. Stilbaai has preserved its character as a holiday resort where people may relax in nature. The vast open spaces, tranquil river and pure white sandy beaches attract people countrywide on an annual pilgrimage to Stilbaai.

Elsabe Franken of Seeff Stilbaai and Jongensfontein says that the property market in Stilbaai has seen a lot of changes over the last few years: "In 2002 you could still purchase a stand for R60,000, and homes could be picked up for R360,000. From 2003 to 2007 the prices have grown at between 25% and 30% annually. Today home prices vary between R1,2m and R5,5m and stand prices between R470,000 and R2,2m.

She currently has a very interesting property on her books priced at R2.2m – 39 hectares of land situated around 4 km from the beach (although it does have a sea view) and the Blombos Cave. Says Franken: "This includes a three-roomed cottage with garage, no power, lovely fresh rainwater, and space and more space! This was an old 'veepos huisie' and it has lots of atmosphere."

She explains what a 'veepos huisie' is: "A home where the farmer stayed when taking care of his sheep - many moons ago – remember, they didn't have Isuzu bakkies to go from one point to the other! They had to stay over somewhere along the line. This little home has received a new roof in the interim." The seller's grandfather used to live in the cottage for 3 months of the year while taking care of the sheep. For the next 9 months he would move them to let the veld rest. The cottage has also been
'Kleinvlei Hotel' since it was used for fishing during galjoen season.

It wouldn't take too much to lay on more niceties for the cottage. "Zoned for agriculture, the nearest Eskom point is 2.5 km away from the house - so it is not going to cost an arm and a leg to have power there. Underground water is abundant - you would just have to drill a borehole. The Telkom landline runs right past the house and there is very good mobile reception. The farm has thatching reed and there is a small pine plantation."

She says that one would be able to get permission to build an extra home to set up a guest house/conference facilities. "That would be wonderful – imagine getting all the stressed-out businessfolk out of town and get them here, walking the last few kilometres to the beach! It is certainly a lifestyle and investment opportunity that has great potential."
