“Blue Horizon” was last year (November 2013) selected by the international publication Conde Nast Traveller as one of the “Top 10 Beach Villas” in South Africa. The spacious contemporary home occupies just less than 1 000 square metres of land in a sheltered, private location adjoining a nature reserve. It is on the market for R39 million.
PGP’s area principal for Hout Bay, Patrick Maingard says the suburb remains one of the most exclusive in the city, thanks to its luxury homes, pristine beachfront and scenic setting at the foot of the famous Twelve Apostles mountain range. It is home to one of the highest concentrations of high net worth individuals in the city, including captains of industry and celebrities who enjoy its privacy and secluded setting.
“Llandudno marked its official centenary in 2013, and to coincide with this landmark occasion, the local property market showed a notable upturn, with total sales by all agencies nearly doubling from eight properties in 2012 to 15 in 2013.
In both years, PGP secured the highest priced sales in the area, including a four bedroom home in Fisherman’s Bend sold for R25.5 million in March 2012, a four bedroom home in Leeukoppie Road sold for R26 million the same month, and another four bedroom home in Leeukoppie Road sold for R21.8 million in April 2013 (Source - Propstats),” says Maingard.

Entry level pricing for Llandudno starts from around R7 million, which will typically secure an older home in need of some renovation. At the other end of the scale, luxury homes with security and top-end finishes can fetch anything up to R50 million, depending on their location, size and views.
Blue Horizon represents just such a property, occupying a plot right above the beachfront, with unfettered views that can never be compromised. The empty plot was the last beachfront site available in Llandudno until it was bought in the mid-2000s, and the home was built over a period of three years, reaching completion in 2009.
